Our cosy space offers tiny living with luxury. We are confident that our small yet mighty space will meet your needs offering a comfy double bed, shower room, snuggly sofa and a fully fitted kitchen and inspire you on what can be created in a small space. Our cosy space is a renovated garage situated next to our house but you will have your own private entrance and lock safe. Parking is also available. Fruit Barn - boutique, luxury, secure parking.

Fruit barn is attached to the main house, but has its own entrance. It was newly built to a high spec in 2025. Beds are from Neptune and bed linen from The White Company. 1 x king bed and 2 x single beds. There can be an extra single added. Bedrooms have black out curtains. There isn’t a cooker but there is a microwave, a Dualit toaster, kettle, Nespresso & small fridge. There is a fabulous pub in the village - The Bell, which serves lunch and dinner. The barn is set within a 3 acre garden

Converted Barn overlooking fields.

Built in 1634, the Barn is on the edge of a village 5m from Market Harborough in Leicestershire. Converted in 2017, it's on our property but separate from it. Light and airy, it's one room/open plan downstairs, with areas for cooking, dining and relaxing. French doors lead out onto a pretty courtyard garden, with stone steps up to a raised area, where you can watch the sunset over the fields. Upstairs there's a well-equipped bedroom and bathroom with far reaching views over the countryside.

Luxury apartment with outstanding views

We created a self catering studio apartment from our hay loft during the lockdown of 2020. In the heart of the Welland Valley in Leicestershire there are are wonderful views up the hill to Nevill Holt (home of the Nevill Holt Opera Festival) and from the sofa you will be able to watch the sun setting behind the hill. Many miles of footpaths on the doorstep. There is a heated pool open May-Sept and a tennis court. Please ask us regarding access. Check out our guidebook for things to do

River access in village for paddle boarding etc. Local shopping in Oundle/Thrapston with Waitrose etc within 5 miles.
