Private Pool Villa Suite Tokyo Property Information ■ Location & Access Address: 6-8-4 Edogawa, Edogawa-ku, Tokyo Nearest Station: Ichinoe Station (Toei Shinjuku Line), Exit A4 – approx. 14 minutes on foot (Taxi is recommended, especially with luggage) Bus Access: • About 5 minutes by bus from Ichinoe Station (get off at “Furukawa Shinsui Park”) • About 7 minutes by bus from Kasai Station (get off at “Furukawa Shinsui Park”) Airport Access: • From Narita Airport: Limousine bus approx. 70 minutes (one way ¥1,600) • From Haneda Airport: Limousine bus approx. 36 minutes (one way ¥1,100) The villa is located in a quiet residential area. Access to downtown entertainment areas takes approximately 30 minutes by train from Ichinoe Station. ■ Access to Tokyo Disney Resort By car: Approx. 15 minutes to Tokyo Disneyland Direct shuttle bus: From the bus stop “Furukawa Shinsui Park,” located on the road directly in front of the villa, • Approx. 25 minutes to Tokyo Disneyland • Approx. 35 minutes to Tokyo DisneySea (depending on traffic conditions) ※The villa is a convenient base for visiting both Disneyland and DisneySea over two days. ■ Property Overview Maximum occupancy: 1–8 guests For more than 8 guests, an additional fee of ¥5,000 per person per night applies. Infants under 1 year old stay free of charge. Layout: 1st floor: Living room, dining area, kitchen, bathroom, toilet 2nd floor: Twin bedroom, queen bedroom, Japanese-style room, toilet Beds: • 2 single beds • 1 queen bed • 3 Japanese futons • 1 extra bed In addition to the beds listed above, two sofa beds are available in the living room. Blankets, pillows, and sheets are provided for the sofa beds. Bedding is prepared according to the number of guests. One set of sheets is provided per bed. ■ Pool Information Availability: May to early October Depth: 1.1 meters In May, June, September, and early October, the water temperature is automatically adjusted up to 32°C. However, due to outdoor temperatures, the water may feel cooler on colder days and swimming may not be comfortable. In July and August, the pool heating function is turned off. The gazebo (sunshade) curtains will be installed from mid-July through August. However, for safety reasons, they will be removed during rainy weather or strong winds, even if you are using the BBQ area. ■ Amenities & Facilities Amenities: Toothbrushes, shampoo, conditioner, body soap, hairbrush, razor, slippers, coffee, tea, mineral water Towels: One set per guest regardless of length of stay (1 bath towel & 1 face towel per person) For additional washing, please use the coin laundry next to the nearby LAWSON. Requests cannot be accepted during the stay. ■ Pool Rules for Children Children of elementary school age or younger, or under 130 cm in height, must enter the pool with an adult and wear a life jacket. There are no cameras inside the villa. ■ Media & Filming History The villa was used as a filming location for the Japanese reality dating show “Boost Love,” hosted by Tsubasa Masuwaka. Additionally, Airbnb × Oggi hosted their first Insta Live event at Villa Suite Tokyo, featuring travel-themed discussions. The archived video can be viewed on the living room TV.

About the Property • This is an entire private house. There are no shared spaces with other guests. • The first floor is barrier-free and easy to access. If you are traveling with a small child who will be sharing a bed with a parent, we recommend using the semi-double bed. • If two guests would like to sleep separately, the house offers multiple sleeping options. High-speed internet is also available, making it suitable for guests who need to attend separate online meetings or work remotely during their stay. • Although the property is compact, it has been carefully designed to be functional, comfortable, and enjoyable for both short and long stays. • There will be no other guests staying on the property during your visit, so you can relax and enjoy the entire house with your family or group. Neighborhood • A nursery school is located across the street from the house. • About a 6-minute walk away is the natural hot spring spa Yuranosato, which is very popular with our guests. Bringing your own bath towel can help you enjoy the facility at a lower cost. • The neighborhood is primarily residential. The house faces roads on two sides and parking areas on the other two sides, creating a relatively open and quiet environment. • AEON Mall Funabashi is just over a 10-minute walk away. It offers a wide variety of restaurants, shops, supermarkets, and family-friendly attractions. It is a great place to visit during hot summers, cold winters, or rainy days. • Nagatsugawa Green Space is located about 500 meters away and offers beautiful seasonal scenery throughout the year. The cherry blossoms in spring are especially popular and perfect for a picnic. Nearby Gyoda Park is another excellent place to enjoy nature, walking, and jogging. About the House • The house was newly completed in December 2023. • It was designed by the owner, an architect and former university design instructor, based on experience gained from operating the White House properties. The home also reflects the host's attention to detail and commitment to guest comfort. • The bed in the second-floor bedroom is a Simmons bed. The other four beds feature high-quality pocket coil mattresses from MUJI, providing a comfortable and restful night's sleep. Transportation • JR Funabashi Station offers convenient rapid train services to many destinations in Chiba Prefecture as well as Tokyo and Kanagawa. It is an excellent base for day trips and sightseeing throughout the region.
