It is our family holiday house, so is comfortable and welcoming - a perfect spot for anyone who wants to getaway in a really special home from home! We can often be flexible on check-in and out times to make the most of your time by the sea!

The lodge is probably on the best location on site and is located on the edge of the lake with amazing views and filled with carp, for those who love to fish. The lodge sleeps six; there's a master bedroom with a king bed and an en-suite with a toilet and shower. There is also a double bedroom and a double sofa bed in the lounge that comfortably sleeps two people. Dogs are welcome, maximum of two or message to ask.

A High Street full of independent shops, restaurants, inns, art galleries, Kino cinema, Rye Spa Retreat, tea rooms are round the cobbly corner.

The accommodation is a modern 2 bedroom detached annex ,with a bright spacious open plan fully fitted kitchen and living area. The living area has a leather sofa and TV , DVD player with underfloor heating. Bedroom one has a double bed with a luxury feel . Bedroom two has a king size Zip bed that can be separated to make 2 singles. The property is 1 minute walk from Dungeness reserve with all its intriguing scenery and unique architecture.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
