The Annex is a completely private part of our house for guests exclusive use, located in the historical Kentish village of Leeds, within walking distance to stunning Leeds Castle. Located 5 minutes from J8 M20. Ideal for Leeds Castle. The Kent show ground. 35 mins drive to Eurotunnel & 50 mins to Dover ferry port. 1 hour to London via train. The Annex has it's own private entrance, rear private patio area, sitting room/ fully equipped kitchenette, downstairs shower room/ large upstairs bedroom.

Wake up & lift the automatic blinds directly from your SUPER KING SIZE BED & be captivated by the VIEW of the beautiful Darent Valley unfolding before you through the picture windows. SNUGGLE in a cosy armchair with a book, listen to your favourite music or EXPLORE many footpaths along the valley. Stroll through the fields to Otford & Shoreham villages, visit HISTORIC HOUSES & vineyards or simply stay at home & enjoy a spacious studio apartment whilst staring at the sunset with a glass of wine

The Studio sleeps 4 and is situated to the left of the main house in a quiet secluded setting. The brick paved drive provides ample parking. The accommodation is bright, light and spacious with an open-plan lounge and dining area, a breakfast bar, fully fitted kitchen, two large characterful double bedrooms, (additional single bed on request), a bathroom with bath and shower unit. Two private patio areas, rear patio giving direct access to a large garden for you to explore, relax and enjoy.

Bewl Water, Bedgebury and Scotney Castle are within easy driving distance and an evening can be finished at one of the excellent nearby village pubs.

Barneta is the annex of a converted barn and is set in an idyllic spot on a sheep farm in the heart of the Kentish countryside but only 10 minutes drive from Hildenborough train station with trains to London and the South Coast. All the amenities of Royal Tunbridge Wells are 20 minutes drive away. It is an excellent base for walking and there are many places of interest to discover such as Penshurst Place, Chiddingstone and Hever Castles with fantastic local pubs along the routes.

No smokingis peaceful and centrally-located place.
